The honest truth nobody wants to say out loud

Most appraisers can't sell their business.
But they can still earn from it.

The license doesn’t transfer. The brand isn’t what clients hired. The workfile is a liability, not an asset. Most retiring appraisers will walk away from real value because they don’t know what to do with it.

But that doesn’t mean your business is worthless. The asset is the relationship list. The attorneys, agents, CPAs, estate planners, divorce lawyers, and former clients who still call. They will keep calling after you retire.

Right now, most retiring appraisers waste that opportunity by saying ‘Sorry, I’m retired’ — and the work walks out the door forever.

You may not be able to sell your appraisal business. But you can absolutely keep earning from the relationships you built — for as long as your website and network continue generating qualifying referrals.

A simple four-step system

How the Legacy Program works

1
Join as a Legacy Partner

Pay a one-time $495 setup fee with no monthly fees, ever. We’ll customize a referral website for you and connect it to your existing website, so when past clients visit your site, they can still request an appraisal for non-lender needs such as estate planning, divorce, tax appeals, pre-listing, and more. It’s a simple way to keep benefiting from the website, relationships, and reputation you built over the years.

2
Hand off the call

When a past client, attorney, or agent calls, you don't say "I'm retired." You say "I can still help — let me get you connected to the right person." We provide professional handoff scripts and announcement templates to make this natural.

3
We match and route

The lead flows through Appraisal Referral Network to a vetted, capable receiving appraiser — matched on geography, specialty, and quality. Your customized Legacy referral page redirects your website visitors automatically.

4
You earn 12% when the job closes

When the assignment is completed and qualifies for payment, you earn 12% of the appraisal fee. Your client gets helped. The receiving appraiser gets work. You keep earning — without writing another report.

Common questions

You probably have a few

Not at all. The Legacy Program is built for the full spectrum — fully retiring, semi-retiring, slowing down, or just being more selective about the work you take. Many participants keep doing the assignments they love and refer the ones they don’t. The program acts as a filter so you can cherry-pick.

Referral fees on non-lender appraisal work are generally permitted, but USPAP requires full disclosure in the report, and state-by-state rules can vary. ARN structures referrals to comply with applicable rules, including written agreements, clear disclosure language, and standard industry practice. We strongly recommend confirming with your state board if you have specific questions. We do not provide referrals on lender-related assignments.

Under USPAP, you’re responsible for retaining workfiles for at least 5 years (or 2 years after litigation, whichever is longer). The Legacy Program doesn’t transfer your workfiles — it transfers future referrals. You keep your records exactly as required.

That depends on the volume and quality of your past relationships and how actively you announce the transition. You earn 10% on every qualifying completed referral, for as long as your network continues generating qualifying assignments. We don’t make income guarantees, but Legacy Partners who actively reach out to past clients and referral partners tend to see the most activity early on.

Non-lender assignments only: divorce, estate, probate, date-of-death, tax appeal, pre-listing, FSBO, measurement, expert witness, donation, partition actions, and other private valuation work. We do not handle lender-related referrals.

Existing Elite members can join the Legacy Program at the standard $495 one-time fee. Your membership would transition from Elite to Legacy

Don't let 30 years of relationships
end with an auto-reply.

Your phone is still going to ring. The question is whether you let those calls go to voicemail — or turn them into income for the next chapter.
